The NIF (Número de Identificação Fiscal) is Portugal's tax identification number. You need this before buying property. It can be obtained at any Finanças office or Portuguese consulate — even before arriving in Portugal.
Required for property purchases. Most banks require a NIF, passport, and proof of income. Non-residents can open accounts — Caixa Geral, BPI, and Millennium BCP are the most foreigner-friendly.
The Contrato de Promessa de Compra e Venda is a binding agreement between buyer and seller. A deposit of 10-30% is paid. If the buyer withdraws, they lose the deposit. If the seller withdraws, they pay double the deposit back.
Your lawyer checks for debts, encumbrances, planning permissions, and ensures the property caderneta predial (title) is clean. This protects you from hidden surprises.
The final purchase is completed at a Notary office. The remaining balance is transferred. Keys are handed over. The property is registered in your name at the Conservatória do Registo Predial.
After the deed, the property must be registered in your name and updated in the tax register (Finanças). Your lawyer handles this. You're now a property owner in Portugal!
